2720 N Clark

This 22,900sf two-story building, located at the corner of Clark and Schubert in Lincoln Park, was designed for retail tenants on the first floor and a private K-8 school on the second floor. The entrance to the school was located as far west on the site as possible, allowing the first-floor retail to have frontage on Clark. The second-floor school box, clad in dark grey brick, cantilevers at the corner, floating over the glass clad façade of the retail. The regularly spaced punched windows of the schools are bookended by a two-story glass entry and a projecting bay window, the mass of the second floor acting as a counterpoint to the sleek and linear glass of the retail façade. Retail tenants include Banana Republic Factory and an Amazon pick-up center. Prior to completion, the school decided not to move into the second-floor space. HMPG worked with the developer to reimagine this space as a shared office with rooftop deck. Ultimately, the Chicago Public Schools opened a small elementary school in its place.
