Located at a busy intersection directly west of the CTA Blue Line station, Metra station and access ramps for the Kennedy Expressway, this site is the definition of “Transit Oriented”. Composed of three buildings, a two-story retail / office building holds the hard corner, relating to other 2-story commercial buildings up and down Irving Park Road. The parking for the retail building is located south of the building and consists of permeable pavers. The site transitions into the residential scale of the historic Old Irving Neighborhood with a 4-story 27-unit residential building and a 4-story, 4-unit residential use building. The design of each building complements the others, creating an urban composition for this unique site that transitions the huge variations in the adjacent urban context, railroad tracks with commuter stations, the Kennedy expressway, busy retail street, and historic residential neighborhood.
